A Guide to Green Maintenance and Operations released this month implementing green maintenance and operations means buildings last longer, cost less to operate and feel more comfortable to occupants.

StopWaste.Org has released its “Guide to Green Maintenance and Operations” to help building managers and maintenance specialists implement energy-efficient and cost-efficient practices.

“Efficiency is the cornerstone of green maintenance,” said StopWaste.Org Program Manager Rachel Balsley. “When managers purchase products for their office or building, they can refer to the manual to make informed choices.”

The Guide covers a range of easy-to-implement changes including using: compact fluorescent lighting fixtures; ENERGY STAR exit signs and appliances; carpet and tile containing recycled content; low-VOC paint that reduces indoor air pollution; water-saving landscape options, and more.

Conveniently, the Guide includes websites that list a variety of Bay Area vendors, as well as details about rebate and retro-fitting incentive programs for private and government facilities. “The publication is a valuable resource that makes the transformation process to a green building as painless and economically-efficient as possible,” said Balsley.

Although the initial purchase cost of some environmentally preferable materials and appliances can be higher compared to conventional products, savings accrue over the long-term. Green fixtures and appliances use less water and energy. Items such as natural linoleum flooring is more durable and easier to clean than vinyl, and lasts longer. “It’s like replacing your old refrigerator with a new, ENERGY STAR model. You see a lower electric bill the next month,” Balsley noted.

Training maintenance managers and staff how to effectively select and use green maintenance products and operations practices is the most bankable way to ensure that you’re getting the most from the initiative. “Building managers and maintenance supervisors can download and read the Guide now. When upgrades, replacements or purchases are routinely made for cleaning products, light bulbs, paint, flooring and carpeting for example, it’s a perfect time to switch over to green,” said Balsley.
